NSW Home Energy Saver Loan: How to make it work harder

The NSW Government's Home Energy Saver program launched in June 2026, and it's one of the most significant financial support schemes for homeowners in years. Yet most people still don't know it exists — or that it can be stacked with a green home loan for even greater savings.

What is the Home Energy Saver?

A government-backed scheme that helps NSW households cover the upfront cost of energy-efficient upgrades. Two types of support are available:

What can you use it for?

The scheme covers 12 approved upgrade categories. You can apply for multiple upgrades in a single application.

Who is eligible?

  • Homeowners and landlords in NSW with combined household income up to $210,000

  • Renters can access the discount (not the loan) if income is under $80,000 or they hold a concession card

  • Strata residents may be eligible depending on the upgrade — worth checking

  • Properties can be a primary residence or a rental

Green home loans are home loans offered at discounted interest rates to homeowners whose properties meet energy efficiency criteria. With discounts typically ranging from 0.15% to 0.35% below standard variable rates, the savings over a 25–30 year loan can be significant.

Already have solar? Your home may already qualify for a green loan rate right now — without any further upgrades. Adding a battery or EV charger through the Home Energy Saver can strengthen that eligibility further.

Upgrading now? Solar, battery, heat pump — any of these can push your home's energy profile to the point where refinancing to a green loan makes sense. You fund the upgrade at 0% interest, then reduce your ongoing mortgage rate.

Buying or building? If the property already has solar or a high NatHERS rating, you may qualify for a green loan from day one.
